    There’s a lot to consider when it comes to selling a home or cottage. We think that some important factors to consider before selling are:

    • competition in your community or similar communities, 
    • interests rates and the state of the real estate market, 
    • and your personal goals and timeframes.

  • 2. Preparing your home or cottage for a sale

    PREPERATION

     When preparing your house for sale consider these important factors; 

    • Declutter to make the maximize the space you have and allow potential buyers to imagine living in your home and remove personal items. 
    • Make sure every room is staged to its optimal use. We will spend time with you identifying your house’s target buyer and we will help you to stage your home to reflect how they would want to live in it.
    • Clean! The cleaner your house is, the faster it will sell. Buyers will look at surfaces, inside your closets, your kitchen cupboards, your bathroom vanity, etc..
  • 3. Pricing & marketing your home or cottage

    PRICING

    The right pricing strategy can make a difference between how much money is in your pocket at the end of the deal.


    Often we are asked these questions when we are working with our clients... 

    Should you price your home low for a bidding war? 

    Price high and plan to negotiate? 

    How do you factor in the time of year you decide to sell into your asking price? 

    Should your listing price be a whole number (700,000) or end in 9’s (699,900) and does that matter? 

    What should you include in the price? 

    When is it time to lower the price?


    We think that when it comes to determining how much your home is worth, it’s important to look at:

    There is a lot more to marketing your home than just putting it on MLS/Realtor.ca – at least if you want to get top dollar. Not all real estate agents take the time to market your property properly to the correct people.

    • You have to be flexible with showing times, 
    • We like you and everything, but it's best if the owner leaves the property during showings, 
    • Make sure your home is always clean and in top condition, 
    • Be open to having an open house, 
    • Answering questions and giving feedback in a timely manner.
  • 5. Evaluating & negotiating offers

    It's an exciting step, offers are starting to come in. We will guide you through the steps of evaluating an offer, negotiating and accepting a final offer.


    An offer will contain important pieces that we can help you leverage: 

    • the deposit, 
    • the price, 
    • the closing date, 
    • the conditions.

    Once receiving an offer, we will evaluate all factors with you and we will respond to the offer with an acceptance, a counter-offer or decline the offer.
